Design/Build is a gold-standard for getting renovation projects completed successfully. How can we be so confident? That’s easy. You and your remodeling project are at the heart of it. When all the moving pieces orbit around your needs, everything comes together in the most satisfying way.

Plus, we continue to hone our process — aiming for perfection — every day. In our 25+ years in business, we’ve refined Design/Build to be structured, streamlined, and results-oriented. What Is Design/Build?

Design/Build is an all-inclusive, end-to-end way of doing a remodeling project. It entails a single company (Square Deal!) handling all aspects of the design, planning, and construction phases.

This method differs from the traditional approach to remodeling projects in many ways. Without a design/build process, the homeowner (you!) is responsible for finding and hiring a designer and general contractor. Additionally, the homeowner takes on the tasks of orchestrating all the workers, ordering materials, resolving any issues that pop up, and so on. It’s a LOT of work.

Most general contractors don’t offer Design/Build because they don’t have designers on staff. At Square Deal, we prioritize in-house design capabilities — so we can serve you even better. Design/Build helps us live up to our promise to deliver outstanding results. And, if past experience is an indicator — you’ll find not having to micromanage your project refreshing and liberating!

Our Design/Build Process

Square Deal Remodeling’s brand of design/build process is top shelf. We’ve thoughtfully incorporated all the steps necessary to bring your renovation project from a spark of inspiration in your mind’s eye to you enjoying life in your amazing updated space.

Here’s what you can expect along the journey.

Step 1: Preliminary Planning

This part of the remodeling engagement is critical. It sets us up for a smooth rollout and the best possible outcomes. Preliminary planning activities establish a general project overview and expectations.

Design Concepts

We start by meeting with you personally. We want to learn what you envision for your updated home and discuss any aesthetic, functional, or spatial issues you’re currently facing. Next, we measure your space and prepare initial plans and some design concepts for you to review.

Cost Estimates & Logistics Prep

Based on those early-stage plans and design concepts, we also determine a cost range and tentative timeline. These are just to begin giving an idea of the project scope and make sure we’re moving forward in the right direction.

Step 2: Final Planning

In the second phase of the renovation project, we refine and finalize all the details. By the end of this stage, you’ll have a firm project cost and schedule.

Design Review & Approval

The design concepts from Step 1 are a jumping off point. In this Step, we discuss and fine-tune the designs. From there, we can create site and floor plans, render design mock-ups,and select materials. Our subcontractors go over the designs to make sure there are no potential problems.

Cost & Logistics Revisions

With the final design and selections in hand, we can also tighten up the budget and timeline estimates. This is incredibly helpful for figuring out how to fit this exciting remodel into your busy life!

Contract

Final planning culminates in a formal, fixed-price contract. We present the contract to you with all the supporting information included. This way, you know exactly what you’re getting, down to the last 2×4. Our goal is for the contract to be clear and comprehensive — and for you to be completely happy with the whole project plan before we start construction. Sign the contract and we can kick off your project!

Step 3: Construction

This is the fun part! You get to see your long-awaited dream home take shape. Because Square Deal is running the program, you can just revel in the progress.

Project Management

Our builders and project manager meet prior to construction to coordinate supplies, work days, and so on. During the project, the PM keeps tabs on progress to make sure everything’s going according to plans. If any issues arise, the project manager is the solutions point-person. Your PM also ensures regular check-ins with the designer and communication with you.

Changes

Sometimes even the best plans need adjustments. Our Design/Build process accounts for this inevitability. Together we simply create a change order that details the revised work, cost, and time factors. Once the order’s approved and signed by you, we can incorporate the change.

Demo & Building

It’s this dirty work that makes your beautiful new living area possible. In this part of the project, we do demolition and debris removal, stage the materials, and start construction. Our team also takes care to protect non-renovation areas from dust and follow green building practices.

Walk-Throughs & Final Inspection

At various points throughout the project, we conduct walk-throughs to reaffirm we’re implementing the design to your satisfaction. When construction is complete, our team performs a final inspection. Your remodeling project comes to a close with a final walk-through with you. The job isn’t done until you’re happy with it!

 

Post-Construction Care

At Square Deal, we’re interested in smiling, long-term clients. To that end, all project labor and materials are warrantied.
